Selling Tips

Thinking of Selling Your Home?

Selling your home can be a daunting task. Whether you are a seasoned seller or a first-time seller be assured we all go through the same emotions when the time comes, and most of us are not sure where to start.

Our experience tells us the first thing is to make sure you are ready, both emotionally and physically.  We have a checklist we can provide as a part of this service and in summary, this is what we suggest. The home has been cleaned thoroughly, Lawns edged and mowed and the garden cleaned and presentable. We understand the importance of “First Impressions”, this can mean the difference between the rational price and the emotional price, or as some say the investor price or the love price.

There are certain times of the year that are better than others to sell. Spring generally is the best time of the year. Flowers start to bloom, shrubs and trees start to grow, the scent of freshly cut lawns, and the songs of our beautiful Australian birds, which all are good for tantalising the senses, this along with a well-lit, bright and airy, well styled home pull at the heart strings and causing emotions to run high. People start to come from under the woolen blankets and start to flock to inspections. Typically we can see our inspection numbers double in our spring and summer months, and as you know the more activity we have at our inspections the better the price you achieve at the end of the day.

We offer a “Home Ready” check to all of our clients (Free of Course), this is designed to assist you with recommendations for getting you most prized possession ready for sale. We can assist by offering interior design companies and stylists, and all of the trade’s people you may require, ensuring your home makes that “Best First Impression”.  As we all know you only get one chance a making a good first impression.

Being a small boutique office our agents simply don’t run with 20 listings at once like the major franchise groups. We have learnt in our experience, that its best to offer a full complement of service to each and every one of our owners we sell for, to ensure they enjoy their time on the market, and that they achieve the dream price they were hoping for, all without the high pressure tactics our industry is renowned for. When we don’t have 20 listings to think about it gives us as agents the opportunity to work closely with all the buyers that visit your home, we feel comfortable and assured at the end of the day knowing that we have extracted all important feedback and have achieved the best possible price for our owners.

Our Ethos is simple ” We will always work the best of our ability, we will always work knowing this is our owners home, and that the home is their most prized possession, and we must remember who has entrusted us with this opportunity”
